Trades we work with on SE Melbourne retrofits

Local SE Melbourne trades we coordinate with.

A double-glazing retrofit rarely sits in isolation on a SE Melbourne block. Below are the trades we coordinate with on most Berwick, Narre Warren, Cranbourne and Hampton Park jobs — plus the council, rebate and Australian Standards references every homeowner should bookmark before any glass goes in.

In-network trades

The three SE Melbourne trades we coordinate with most.

NatHERS / VEU energy assessors — rebate paperwork done right.

To claim the VIC Energy Upgrades (VEU) rebate on a window retrofit, an accredited energy assessor has to model the existing house before the upgrade and verify the post-upgrade performance. Same goes for a NatHERS star uplift if you want it documented for resale. We work alongside two local Casey-and-Cardinia assessors who attend the site visit, lodge the VEEC paperwork, and produce the post-install certificate. On a typical 15–20-window Berwick or Cranbourne job the rebate nets off $2,500–$4,500 from the quoted price — worth getting the assessor in early.

Render & weatherboard patchers — frame-line make-good.

When we replace an entire frame in a 1980s–2000s render-look brick-veneer house (very common in the Berwick growth corridor, Cranbourne North, Officer), the old frame sometimes leaves a 5–15mm render shoulder that needs to be cut back and re-finished to match the new thermally-broken frame line. Same on weatherboard cottages in Old Berwick — a primed timber bead and a paint touch-up. We coordinate with local Casey-based render patchers and a weatherboard carpenter so the make-good happens within 5 working days of install, not 5 weeks later.

Heritage planning consultants — Old Berwick & Cranbourne South.

A handful of streets in Old Berwick (around High Street, Wilson Street, Peel Street) and pockets of older Cranbourne and Dandenong North sit in heritage overlays. Frame replacement on a heritage-listed facade needs a Casey planning permit before a building permit. Most of the time we steer homeowners towards an IGU retrofit into the existing sash (no permit needed, preserves the period character) but where the original frames are too far gone, our heritage planner drafts the permit application so the replacement is sympathetic to the streetscape.

Council, rebates & standards

The regulatory references for SE Melbourne double glazing.

We point homeowners to these resources constantly — particularly the AS 2047 wind-rating and VEU rebate documentation, which trip up more SE Melbourne jobs than any other regulatory issue.

  • City of Casey — building permits for opening widenings, planning permits where a heritage overlay applies, and the property overlay map. Covers Berwick, Narre Warren, Cranbourne, Hampton Park, Endeavour Hills. casey.vic.gov.au
  • Cardinia Shire Council — same planning and building permit functions for Beaconsfield, Officer, Pakenham and surrounds. cardinia.vic.gov.au
  • Victorian Energy Upgrades (VEU) — the government scheme that creates VEECs (Victorian Energy Efficiency Certificates) for double-glazing retrofit. Lists accredited installers and rebate calculation methodology. energy.vic.gov.au
  • NatHERS — Nationwide House Energy Rating Scheme — the official 0–10-star rating tool used by accredited assessors. New builds need 7-star minimum; existing-house upgrades are voluntary but document resale value. nathers.gov.au
  • AS 2047 — Windows and external glazed doors in buildings — the Australian Standard governing structural strength, wind/water resistance and air infiltration. Every product we install is AS 2047 tested and N-rated to the site wind class (N2–N3 typical for suburban SE Melbourne). Standards Australia
  • AS 4666 — Insulating glass units — the standard that covers IGU edge-seal durability, argon retention and condensation performance. Reputable IGU manufacturers carry the AS 4666 mark on the spacer bar. Standards Australia
  • AS 1288 — Glass in buildings, selection and installation — mandates toughened or laminated safety glass in doors, sidelights, low-sill windows and wet areas. Standard glass is illegal in those locations. Standards Australia
  • Australian Glass and Window Association (AGWA, formerly AGGA) — the industry accreditation body. Public member directory lists every accredited window and glass company. agwa.com.au
  • Victorian Building Authority (VBA) — public register of licensed builders and registered building practitioners. Retrofit work over $10,000 must be done by a registered builder for home warranty insurance to apply. vba.vic.gov.au
Frequently asked

How a SE Melbourne double-glazing retrofit sequences.

Assessor first or glazier first?

Assessor first, where a VEU rebate or a NatHERS rating is on the table. The assessor models the existing house against a benchmark, which the glazier’s spec is then measured against to calculate the rebate. Skip the pre-upgrade assessment and you lose the rebate — there’s no retroactive option.

When does the wind-rating check happen?

At quote stage. We check the AS 4055 wind classification for the site (N2 for most flat suburban SE Melbourne lots, N3 for elevated Old Berwick and hilltop Endeavour Hills) and spec the AS 2047 wind-rated product accordingly. The rating prints on the compliance label on every frame.

Do we need the heritage permit before quoting?

No — we quote on the retrofit approach assuming the permit (where one is needed) will go through. Most retrofit-into-existing-sash jobs in heritage overlays don’t need a permit at all because the external appearance is preserved. If a frame replacement is unavoidable on a heritage facade, our planning consultant lodges the permit and we proceed once it’s approved.

Does the IGU come with a warranty?

10 years on the IGU edge seal (against argon leakage and seal failure) from the AS 4666-compliant manufacturer. 7 years on the thermally-broken aluminium frame. 12 months on workmanship and seal dressing. Warranty paperwork lodged at handover with the VEU and NatHERS certificates.

Free quote — honest SE Melbourne double-glazing pricing.

Argon-filled IGUs, Low-E coatings, thermally-broken aluminium frames. Retrofit-into-existing-sash where it makes sense, full frame replacement where it doesn’t. VEU rebate netted off the quote, AS 2047 / AS 4666 compliance documented at handover.
