Narre Warren is the most retrofit-ready suburb in South East Melbourne — the giant late-80s and 90s brick-veneer estates between Webb Street, Belgrave-Hallam Road and Fountain Gate are almost universally single-glazed with non-thermally-broken aluminium frames. Brick-veneer with aluminium-frame sliders — the worst combo.

The dominant 1985–1998 build pattern in Narre Warren is double-brick or brick-veneer with mill-finish aluminium sliding windows. The frames have no thermal break, the single 3mm clear glass has a U-value of 5.8 W/m²K, and the perimeter caulking has usually failed by year 15–20. We see condensation streaks down the inside reveal in winter, mould growth at the sill, and gas heating bills $500–$700 a quarter for what should be a tight 220m² brick-veneer.

The fix isn't subtle: replace frame and glass together with thermally-broken aluminium + argon-filled Low-E IGU. U-value drops from ~3.5 (whole-of-window including the frame) to ~1.7. The 30–40% reduction in winter heat loss is measurable on a Smart Meter inside the first month.

Monash Freeway proximity — acoustic upgrade worth considering.

The northern half of Narre Warren (Hallam, Hallam-Belgrave Road, north of Webb Street) is within 800m of the Monash Freeway. Standard Low-E IGUs achieve Rw ~31–33 dB. An acoustic-spec asymmetric IGU (6mm + 10.38mm laminated) pushes that to Rw 38–40 dB. For an extra $2K–$3K per affected window (bedroom + living), the freeway noise drops to perceptually half. We mark which windows benefit from acoustic upgrade at site measure — doesn't make sense to acoustic-spec the back garden side.
