Two zones, two design conversations.
Thermal-priority zone (Endeavour Hills, parts of Cranbourne, 1970s–1990s Berwick): 70s–80s single-glazed brick-veneer dominates, 5C winter mornings, energy bills $400–$700 a quarter. The fix is full-house retrofit with argon-filled Low-E IGUs, orientation-tuned SHGC, VEU rebate netted off. Typical project $18K–$30K.
Acoustic-priority zone (Hampton Park near the Monash and Moorabbin flight path, Dandenong corridor along Princes Hwy, parts of Narre Warren near Monash Freeway): traffic and aircraft noise drives the spec rather than thermal performance. Asymmetric IGUs (6mm + 10.38mm laminated) with optimised air gap, every frame air-sealed. Rw 38–42dB performance. $2K–$3K acoustic premium per window.
Compliance & rebate framework.
- AS 2047: The Australian Standard for windows and doors — wind loading, water penetration, structural performance. We spec to AS 2047 on every job.
- AS 4666: The IGU manufacture standard — edge seal integrity, cavity gas retention. Avoid imported units that don't carry it.
- NatHERS 7-star: The current rating target for new builds and major renovations. For SEM (Climate Zone 6), this needs U ≤ 1.6 W/m²K + orientation-tuned SHGC.
- VIC Energy Upgrades (VEU): Single-glazed window upgrades eligible for $200–$800 per window rebate. Owner doesn't apply — we lodge as an Accredited Provider.
- AGGA membership: Australian Glass & Glazing Association. We only install AGGA-affiliated manufacturer IGUs — the 10-year cavity-fog warranty is from a company that will still exist in 10 years.
